Community Involvement.

This week we began a journey of service to our Realtor referral partners and to the communities we serve. Education has always been our passion and we identified a genuine need in the shared space of Real Estate and Mortgages.

Home Buyer Workshops are a terrific educational opportunity.

We cover Low and No Money Down Mortgages including First Time Homebuyer Programs.

We discuss the opportunity for Fixer Uppers in our area and how to finance them.

We highlight the advantages of homeownership vs renting and demonstrate comparisons.

We show how Real Estate can be a catalyst for prosperity and wealth building.

The forum is conversational with a deliberate intent to encourage discussion about real-world scenarios and experiences.

Every Real Estate Professional is invited to participate.

By working together, we can educate our community and close the gap between renting and homeownership.

We hope that you will support our mission to educate prospective homeowners in our area.

Helping a renter become a buyer is one of our industry’s most rewarding achievements. The foundation of the American Dream is homeownership, and our profession calls us to assist as many qualified borrowers as possible to Stop Renting and Start Owning.

A quick study showed 40,000 renters became homeowners in 2025, and that was just in our area. In 2025, interest rates started in the 7s and ended in the mid 6s. Starting in the 6s, 2026 will likely end in the low 5s (as per economists), meaning even more First Time Homebuyers will qualify this year.

Some existing Homeowners will avoid moving because their current interest rate is 2.99% or 3.5%. That is a hard objection to overcome. But in my estimation, a renter pays 100% of their monthly payment to the landlord’s best interest instead of their own equity. That’s an easy concept to understand. Especially here, where the rental rates have become higher than the mortgage payments, it’s easy to find motivated tenants that want to become homeowners.

It’s not sales! It’s a calling, and it’s a humble servant that can guide a buyer through prequalification to preapproval and into a transaction. Join me in committing to a worthy cause: assisting 400 of this year’s 40,000 renters to become homeowners.

So many of my REALTOR® partners have been referring borrowers with low down payments, and I’m excited to help them with FHA, VA, Community Homebuyer, and First-Time Homebuyer programs — including Down Payment Assistance when necessary.

We’ve been hitting home runs lately, with rates and cash-to-close requirements lower than they’ve been in years.

Recently, we’ve helped several borrowers with low down payments and lower credit scores. In these situations, I may ask for a little more time to complete the preapproval.

While we can often complete a preapproval in under an hour, borrowers with credit challenges may require a day or two. We take our responsibility to provide credible preapprovals very seriously, and protecting that reputation in the marketplace is always a priority.

When a file requires a little extra care, I truly appreciate your patience so we can get it right the first time.

On the other end of the spectrum, our conventional and jumbo programs are priced competitively with anyone in the market, and I’m always grateful for the opportunity to serve those borrowers as well.

STR – Rental Properties – Multi Family

Did you know that the Second Home and Investment Property market has become a lot easier to finance?

Rather than qualifying with income, bank statements or tax returns an investor or a 2nd home buyer can use the “potential rental income” to qualify for the mortgage.

This DSCR (Debt Service Coverage Ratio) Mortgage isn’t brand new but DSCR is much improved from its previous iterations.

Literally any buyer with decent credit and at least 20% down payment can qualify for a DSCR Mortgage and the rates are amazing.

As long as the property has potential rental income determined by a 1007 appraisal (rent schedule), the mortgage borrower doesn’t have to prove one penny of income!

Many would-be Real Estate investors are unaware of this opportunity.

Is the first month of 2026 already behind us?

There is an old Pink Floyd lyric I remember…

 “no one told you when to run, you missed the starting gun”

We have watched mortgage interest rates fall back into the 5s during this first month of 2026. 

I am always working alongside you on the weekend and into the evenings.

Halfway through January and we are seeing the lowest mortgage interest rates available in years.. 

Government Insured Mortgages like FHA, VA and USDA are priced the lowest and allow your buyers to put little or no money down. These loans are subject to underwriting conditions of course. Remember rates change everyday but this week is awesome!

Conventional Mortgages with 5% to 20% Down Payment.can reduce or eliminate mortgage insurance and may present even lower monthly payment options.Not every borrower qualifies but that’s why I am here to help.

I.M.O.: Now is the time to call some of those old leads that wouldn’t list or buy with 6-7% interest rates. I’m not sure we will ever see a 3% interest rate again but if we can help someone achieve rates in the 5s, that is about 2% below the 50 year U.S. average for a 30 year fixed rate mortgage. Did you know the average for a 30 year fixed rate mortgage is 7.7% in the U.S. since 1975??

Some of the REALTORS® I’m talking to are buzzing with good news and high sales activity—while others are feeling stuck or discouraged.

Do you think momentum, energy, enthusiasm, and a positive outlook are just perception?

In real estate (and maybe in life, too), I believe it comes down to action. Interest rates and inventory rise and fall, but when we take action, we increase our share of the opportunity.

Action also stimulates momentum. Recording a social media video. Writing a handwritten note. Training a personal assistant or buyer’s agent. Especially when it involves risk—doing something uncomfortable or stepping into something we fear.

My mentor taught me to move toward what I’m afraid of in business: Prospecting. Public speaking. Networking. Investing in myself. Putting my face and voice on video—or even writing an email like this.

What if we supported each other the way teammates do?

Whatever you know you should be doing but keep putting off, there’s usually some fear—or a “rational lie”—holding you back.

Four decades in real estate have shown me that specific action can change the momentum and trajectory of a business.

New Year – New Goals

We grew up on Zig Ziglar, Brian Tracy, Napolean Hill and Tony Robbins so the concept of written goals and specific plans to achieve them has fueled every chapter of our career.

Kerry and I have implemented a new system called QUARTERLY CARROTS to reward behaviors, task completion and micro achievements that fuel our 2026 annual goals.

QUARTERLY CARROTS breaks down our annual goals into bite sized chunks and intensifies our focus around a meaningful reward for our effectiveness.

We are looking for accountability partners who like the idea of collaborating on goals and supporting each other in 2026.

Here is an example of the Quarterly Carrots System and the building blocks we used to give it structure and formality.

#1 BHAG 

Big Hairy Audacious Goal

This big boy is usually 3-5 years in the future and is substantial enough to inspire the word legacy. For me it involves a 40 ft Catamaran sailing in the Virgin Islands during the winter months of my future with Kerry.

#2 2026 Written Goals 

It’s not enough to have goals (for me) they must be written, and they must include plans to achieve them. 

I was taught to break down my goals for the year ( backwards) from my BHAG to insure alignment. As soon as I have them written, I share them with people who love me and support me.

Goals are meant to be worked on with the people you love and with people who love you. 

#3 Quarterly Carrots

Specificity eliminates all grey and therefore eliminates excuses and rationalizations.  I’ve been confronted with “rational lies” in my career and in my personal life.

The cure is to clarify first your truth and intentions. Make sure you are setting your goals for the right person; YOU!

If your goals feel stale and dull to you, chances are they will end up in the drawer. If your goals make your spouse and kids and parents happy but don’t inspire you personally, they won’t likely get you up in the morning.

My mentor taught me 

“If you hit the snooze button in the morning, change your goals, change your dreams, change your purpose”

Kerry and I are just now making some meaningful relationships in WNC, after living her full time for five (5) years. It’s been our own fault, we isolated during CoVid and tried to hang on to long distance relationships from our past. One of our goals is to create meaningful, mutually beneficial,  positive, supportive relationships in our home town of Franklin, NC.

Our Quarterly Carrot for Q1 2026 is a Catamaran Charter from Ft Lauderdale to Bimini in the Bahamas, we’ve got to get our feet wet sailing before our BHAG is upon us.
